CLAM Buys 60 Third Street in Point Reyes Station
In December 2022, CLAM purchased a 2 bedroom/1 bath home at 60 Third Street in Point Reyes Station at below market value. The property is right across the street from 30 Third Street, which CLAM acquired in November 2022.
Our team moved quickly to acquire this property and make good on a rare opportunity to preserve a second home right in the heart of Point Reyes Station. The homeowner needed to sell fast, and arranged a bargain sale at $630,000 to keep the home from going onto the speculative market.
CLAM used an initial funding package with a combination of CLAM reserve funds and 0% and 1% interest bridge loans from generous CLAM supporters. Permanent financing is coming in the way of grants from the Marin Community Foundation, the County of Marin, and lots of fundraising from the community.
CLAM was able to secure this property through relationships - former CLAM board member Marshall Livingston and the former property owner had been talking for over a decade about bringing this home into community hands.

Each home CLAM acquires is filled with stories, including the two homes right across the street from one another in downtown Point Reyes Station. We learned from local historian Dewey Livingston that these two homes and the many of the neighboring buildings along Third Street were built for the purpose of providing housing for local workers. Now, we have the opportunity to bring these homes full circle, to preserve them for future generations as community housing.
Getting down to business
The building has been vacant for approximately 20 years and needs significant repairs. Our plan is to improve the main home (which requires a 70% reconstruction of the interior and other significant exterior work). The property also needs an upgraded septic system, and CLAM is looking to add an ADU (Accessory Dwelling Unit) at the rear of the property, pending septic capacity and planning approvals.
Over the next 6 months, we will refine the repair plan and the financing plan for 60 Third Street. We are so grateful to the folks who joined forces with CLAM to make this purchase possible, including Marshall Livingston and the CLAM supporters who provided bridge loans for the purchase.
