Statewide Victory: AB2406 Junior Accessory Dwelling Units

On September 28, 2016, Governor Brown signed California AB2406, allowing jurisdictions throughout California to quickly and easily adopt code that will allow homeowners to create small, private apartments from spare bedrooms. These “carve-outs” are known as Junior Accessory Dwelling Units (JADUs).

AB 2406 is expected to contribute to more rental housing being created by enabling homeowners to use underutilized space in existing homes, such as a bedroom that a child is no longer using, while making owning a home in California more affordable by generating rental income. These units help homeowners remain in their homes and age in place by housing loved ones, caregivers, and people who work in the community in their own private section of a house. The law is expected to help reduce carbon emissions from the thousands of workers who must commute long distances to get to their jobs but who can now live closer to their workplace. AB 2406 is also expected to help more people qualify to purchase homes because of the additional income these units generate.
